When You Need Tenant Screening in Las Vegas

A vacant rental in Las Vegas is expensive to carry. So owners rush to fill it and skip the background check. We've seen that mistake lead to evictions, unpaid rent, and damaged units in Henderson and North Las Vegas alike. There are many investor-owned homes in the valley. Competition for good tenants is high. A weak applicant pool can tempt owners to settle. A proper screening report checks credit, eviction history, income, and criminal background before you sign a lease.[1] Waiting until after move-in to find problems is always more costly than screening up front.

24-48hr
Most screening reports come back within one to two business days.
100%
Every applicant goes through the same standard checks, no exceptions.
Clear
You get a plain report, not confusing codes or jargon.
Common Cases

Credit History Review

We pull credit reports to check payment history and debt load. This tells us if rent will likely get paid on time.

Eviction Record Check

We search prior eviction filings across Clark County and beyond. Past evictions are one of the strongest warning signs.

Income Verification

We confirm pay stubs or employer letters. An applicant needs steady income to cover rent in this market.

Criminal Background Check

We run a background search for safety concerns. This protects neighbors and the property itself.

Rental History Verification

We call past landlords directly. A quick call often tells us more than any paper file.

HOA Compliance Screening

With so many master-planned communities here, we check if applicants understand HOA rules. This avoids fines and disputes later.

Trust Factor

Why Las Vegas Owners Trust Our Tenant Screening

A bad tenant can sit in your unit for months while you fight an eviction. That delay costs real money, especially with today's rent rates. We screen fast but we don't cut corners. Our reports give you the full picture before you hand over keys.

What You Can Expect

✓ We run every check on every applicant, no shortcuts.
✓ We explain the report in plain language, not codes.
✓ We follow Nevada's fair housing and screening rules closely.
✓ We give you our honest read, not just raw data.
Next Step

Get Your Rental Screened Right

Don't hand your keys to the wrong tenant. Let our Property Management Company Services screen your next applicant properly.

Easy Process

How Tenant Screening Works

Our process is simple and we keep you informed at every step.

1

Application Submitted

The applicant fills out our rental form online. We collect ID, income proof, and rental history right away.

2

Background Check Runs

We pull credit, criminal, and eviction records. We also call past landlords for a direct reference.

3

Report Delivered

You get a clear report with our recommendation. You make the final call on whether to approve the lease.

Fair Pricing

Tenant Screening Cost in Las Vegas

Screening cost depends on how many checks you need and how many applicants apply for a unit. A single-family home in Summerlin may need a deeper check than a smaller rental in North Las Vegas. We give you a flat quote before we start, so there are no surprise fees. Many owners roll the small screening fee into the applicant's move-in costs. Federal guidance allows this as long as it's disclosed up front.[1]

✓ Upfront pricing before any screening starts.
✓ No hidden add-on fees once a report is pulled.
✓ You approve the cost before we run a single check.
clear fees, no surprises
What Affects Your Quote
Number of applicants on one lease changes the total.
Credit and criminal checks together cost more than one alone.
Rush reports for fast-moving leases may cost a bit more.
Verifying out-of-state rental history can add a small fee.

Working with Ernest Guevarra was an outstanding experience from start to finish. He was professional, knowledgeable, responsive, and genuinely committed to helping us achieve the best possible outcome. He took the time to understand our needs, clearly explained every step of the process, and were always available to answer questions.

What impressed us most was his attention to detail, honesty, and strong knowledge of the local market. His guidance made the entire buying/selling process feel smooth and far less stressful. We always felt that our best interests came first—not just closing the deal.

If you’re looking for a realtor who is trustworthy, hardworking, and truly goes above and beyond for their clients, I highly recommend Ernest Guevarra. We couldn’t be happier with the service we received and would gladly work with them again!

As a renter, Landbank has been very helpful and courteous through the whole process. The home I moved into did have some issues with the dishwasher, smoke alarms, bathrooms, and garage. However, Landbank and specifically Alice have been quick to respond to my requests and all of the issues I had were resolved in a timely manner. Alice has been super helpful in making this place very comfortable. I would definitely recommend them as a renter.

We recently transferred our property to Landbank and have been very impressed with their property management. They had repairs done and had our home ready to manage at a much lower cost then what our previous management company had quoted. They just had a new tenant moved in! Alice has kept us well informed and up to date during the whole process!

We absolutely love working with this company!

We first used them when we moved from California and purchased our first home. They took the time to truly listen to our needs and wants, while also giving honest, practical advice that considered our family’s long-term needs. They were transparent throughout the entire process—no hidden fees, no surprises, just integrity and professionalism.

Five or six years later, as we entered a new season of life, we needed help selling our home and buying in a different area. Without hesitation, we reached out to them again.

Once again, they exceeded our expectations. They took the time to understand exactly what we were looking for, asked about our deal breakers, and patiently showed us every home we wanted to see—even the ones we found on Zillow that they hadn’t initially recommended. After seeing those homes in person, we completely understood why they hadn’t suggested them in the first place! They never pressured us and always had our best interests in mind.

They are easy to work with, genuinely care about their clients, and go above and beyond every step of the way.

We still recommend them to anyone looking to buy or sell a home. We’re praying this is our forever home and our last move—but if not, we already know exactly who we’ll be calling!

I just moved into a property that Landbank manages and it was Sunshine that I worked with directly. I couldn’t have asked for a better person to get me through the process. I needed to be in my apartment ASAP and Sunshine was able to make it happen. Once I got the keys, there was a minor issue with the AC (it was 115 degrees that day) but Sunshine got someone over to the property right away to fix it.

Quick Answers

Tenant Screening Questions

Here are answers to what Las Vegas owners ask us most.

  • How much does tenant screening cost?

The cost of the screening process depends on the checks you need. We explain what’s included before starting so you know what to expect.

  • How long does screening take?

Most reports come back within one to two business days. Rental history calls sometimes add a day if a landlord is slow to respond. We keep you updated the whole time.

  • Can I screen tenants myself?

You can, but Nevada fair housing rules make it easy to make a costly mistake. We follow NRS 645 and federal screening law closely. A missed step can lead to a discrimination claim.

  • How often should I screen a returning tenant?

We recommend a fresh check for every new lease term. Someone's finances or record can change in a year. It only takes a day and protects your investment.

  • Do I need to screen before a quick move-in?

Yes, even when a unit sits empty and you want to fill it fast. Skipping screening to save time usually costs more later. We can turn reports around quickly when you're under pressure.

  • What are red flags in a screening report?

Past evictions, low credit scores, and income under three times rent are common warning signs. A pattern of short tenancies is another flag. We explain every flag we find in plain terms.

  • Do you screen for HOA compliance too?

Yes, this matters a lot in Las Vegas since so many homes sit in HOA communities. We check if applicants understand parking rules, pet limits, and architectural guidelines. This avoids fines down the road.
